Arrangement of Arbitrary Constructions
Our technical office undertakes the settlement of arbitrary constructions with the current Law 4495/17 according to which the transfer or the establishment of a real right in a property, in which an arbitrary construction has been performed or an arbitrary change of use has been installed, is prohibited and is absolutely invalid. It is deemed necessary to settle the arbitrary constructions in a property when a notarial deed is to be carried out, such as sale, parental benefit or even lease. Arbitrary means all buildings that have been built without a building permit or - despite the existence of a building permit - have exceeded building, coverage or height, have changed their use arbitrarily, have covered the uncovered space or have other minor urban planning violations.
Engineer Legality Certificates
We undertake the issuance of the engineer certificate in accordance with Law 4495/17 required for the drafting of a contract. Easily and quickly from the moment we have at our disposal simple copies of the supporting documents: title deed of the property, building permit & approved architectural plans of the property by the competent Urban Planning office, legal documents of any arbitrary settlement.
In case the interested party does not have at his disposal the plans required by the Town Planning, our office undertakes their collection by the competent town planning office.
Electronic Building Identity
Civil Solutions is staffed by well-trained staff who are able to process with absolute reliability and responsibility the Electronic Identity of your Property.
Building Identity is the Electronic File where with its submission, the current condition of the building and any changes during its life are recorded and monitored, according to the law for the protection of the built environment 4495/2017.
